Preparing to Sell Your House in the Fall: Boomers and Millennials Don’t Follow the Spring Trend

If you put your home on the market in the Spring, and it hasn’t sold, you’re probably thinking about taking it off the market until next year. Conventional wisdom says that Spring and early Summer are the only times to sell a home. But, even though families typically move in late Spring and early Summer, an entire other buyer group doesn’t care what time of year it is. In fact, many of them wait until after the early market buying frenzy to start looking for a house to buy.

Since this buying group comprises disparate (and not desperate) population groups, you may need to market your home differently to each. We can help you take the best approach(es) with your property.

Empty-Nesters

One of the groups that often waits for the slower selling season is the empty-nester / Boomer. They aren’t worried about fitting in with the school year, but often want to be settled before the holidays so that family can visit. When marketing to this group, pay attention to the cultural amenities (music venues, theaters and restaurants), medical facilities and access to travel available in your area. With no children in the home, many in this group look for areas with adult social spaces (outdoor dining, parks—not just playgrounds, beaches or hiking trails), walkable streets and easy access to shopping.

Empty-nesters also look for a lower mortgage and cheaper utilities, lower taxes and minimal maintenance costs. After all, they are closer to retirement and want to protect that nest egg. They also look for homes that do not require a lot of upkeep. If you’re thinking of changing your landscaping, flooring, windows or other upgrades to your home, consider utilizing low maintenance versions to add appeal to your home for this group.

Millennials

When marketing to Millennials (or Generations Y and even Z), consider that they have a generation of home design shows on television to inform their ideas of home ownership. Spending a little to update your home’s colors is the first step. To truly hook this group on your home, you may want to spend a little more to address the items they look for most often. According to a recent survey while nearly half of the potential buyers in these age groups look for homes in the city, up to 43% intend to live in suburban or rural areas. In the same survey in 2013 respondents preferred homes where the living and dining areas were joined. If your home has a separate dining room, removing a wall between it and the living room can boost its appeal with this group. When the dining area cannot be joined to the living area, turning it into an office space has the most potential for attracting these young entrepreneurial buyers.

Here are some quick changes that younger buyers prefer

  • Colored walls. Gone are the days of the all-white wall. Younger buyers prefer a deeper neutral on the walls, or even bold color. For neutrals, consider various shades of grays, or warm café au lait with cream trim.
  • Hard flooring. Many younger buyers want hardwood flooring. Or, if you’re in a particularly warm area, a natural tile (slate, porcelain, travertine) that helps keep the air conditioning costs down is preferable to carpet.
  • Public transportation. If your home is near public transportation, a bike path or is walkable to shopping and dining, highlight that in your selling points.
  • Wireless and cell service. You can’t move your home nearer to a cell tower, but you can invest in a booster for cell service for a few hundred dollars if your home is on the edge of cell range.

Both groups look for usable outdoor space with low maintenance. If your lawn requires a lot of upkeep, consider replacing some of it with paver stones, xeriscaping or other low maintenance options that protect the environment and require less intense care.

For either group—empty-nesters or Millennials—consider hiring a home stager. Removing the “family” appearance of your home gives it a clean canvass for either category to imaging living there.

Creating an Idea Book for Your New Home

Contemplating buying a new home or remodeling the one you have? Before you call your real estate agent, hire a designer or head to your local Do-It-Yourself superstore refine your ideas by creating an idea book.

An idea book, exactly as the name implies, is a repository for all the ideas you have about what you’d like. These include style—a Ranch, Cape Code, Victorian, French Country or maybe an Arts and Crafts style home—colors, size, layout and all the other things that go into the perfect home of your imaginings.

Old School

Using a notebook or scrapbook, include cutouts from magazines, advertisements and brochures. Or, hang pictures on a corkboard or stick them up on the refrigerator. You can go simple with a notebook, scissors and glue stick or fancy with a 12″ x 12″ scrapbook with decorative pages and embellishments in slip-sheets.

Virtual

Using Houzz, Pinterest, Photo Stream or other virtual options helps you focus on what you really want. In fact, many contractors suggest using one of these boards to help you show them what you’re really looking for.

Get Started

At first, add whatever tickles your fancy. If you see it and like it, stick it in the book or on the board. Your idea book might seem cluttered and disorganized at first. You can help this by dividing it into sections such as: rooms (kitchen, bath, living), architectural style (mission, craftsman, modern), colors (blues, greens, reds or cool vs. warm), even feelings (happy, restful, family-friendly). As your ideas grow, reorganize the sections or re-combine images and colors to whatever pleases you.

Over time, you’ll refine what you like. You’ll notice that you’re drawn to a certain style home, specific types of cabinets and finishes, flooring, fixtures and countertops, even distinct roof shingles and slopes. You’ll see drawer pulls and doorknobs appear over and over in your additions to your book. Get as specific as possible, or leave yourself open to options, but use your idea book to frame the things that are most important to you. When a dominant style, color or type appears, move it to the front of the idea book and narrow down your choices even more. Go look at samples of tiles for the backsplash, flooring and hardware. Take pictures of what you like with your smart phone and add them to your board. Look at model homes and attend open houses (but if a home is occupied, get permission before taking pictures).

When you keep coming back to the same images, you have a pretty good idea of what you want. Take time to remove items that no longer inspire you or that you realize don’t work for your situation, family size, living style (i.e. do you truly want a formal dining room, or just a bigger family eating area?).

Now, you can take that book to your real estate professional or designer to get an idea of how to locate the perfect home for you, or remodel the home you have into the one of your dreams.

It’s Elemental: New Homeowner’s Basic Maintenance Guide

Buying a home is an exciting experience. You save up your down payment, wade through thousands of listings, find and hire a buyer’s agent, search for the perfect home, make and offer, get accepted and take the plunge. Now, you’ve moved in, repainted walls, arranged furniture, hung window coverings and settled in for the fall season.

Except, you’ve never checked a furnace filter, dealt with a leaky faucet, cleaned gutters or mulched your trees. If you’ve never owned a home before, you may be unprepared for the realities of home ownership.

What to do?

Remember the four elements:

  • Earth
  • Air
  • Fire
  • Water

Earth: While the temperatures remain warm enough, take care of any landscaping issues you may have. Rake and properly dispose of leaves, remove dead branches, give your lawn a final mowing and prepare it for winter, mulch flowerbeds and trees, cover any exposed dirt to protect it from erosion and check rock walls for loose stones.

Inspect your foundation for cracks that may need professional repair.

While you’re at it, put away outdoor furniture, toys and tools so that they’re protected from harsh winter weather and ready for Spring.

Air: One of the most important elements in your home, air, can be a friend or an enemy. Seal windows and add weather-stripping to doors for leakage. Check the attic insulation for the appropriate depth for your region. Inspect your attic fans, gable vents and other air-flow methods for proper ventilation.

Winterize your AC. Remove or winterize your window air conditioners. Wash off the condenser housing of your central AC and remove any buildup of leaves, dust, insect nests, weeds or grass clippings. Have a professional check your central air-conditioning system for leaks.

Fire: Your HVAC system (Heating, Ventilation and Air Conditioning) keeps your home comfortable in all temperatures, so take care of it well. Make sure filters are clean and free of damage. Have your furnace inspected by a certified HVAC technician. Check your ducts check for buildup and have the professionally cleaned if necessary.

Make sure the fireplace damper works correctly so that you can avoid losing warmth through the flue and check the chimney for debris from insects, birds or prior use.

Check smoke and gas detectors to make certain the batteries are new and the  alarms work.

Water: This element causes hidden damage in homes and requires vigilance to keep from having massive problems and expensive repairs due to mildew, mold, rot and other water damages. Outdoors, inspect your gutters and downspouts for leaves and debris. Make sure the downspouts are directed away from your foundation. Have your roof inspected to make certain you don’t have potential leaks. This is particularly true after a major weather event such has hail or heavy wind. A professional roof inspector can also advise you on weather your home might be subject to ice damage from dams and buildup.

Check your faucets for drips and your drains for leaks. Make sure pipes hidden in cupboards do not leak or create condensation. If you have condensation inside cabinets from water pipes you may need to install ventilation into the cabinets. Check toilets for leaking, running or flow problems and have them fixed immediately.
